BOUNDARY SURVEYS

• These types of surveys are needed when a new parcel of land is created from a parent tract for conveyance, retracement of an original survey, marking of boundary lines for timber harvesting and other pertinent applications where locating the subject boundary is needed.

SUBDIVISION DESIGN

• This type of survey is created after a Boundary Survey has been conducted. Once the boundary is defined we collaborate with the developer to maximize the properties profit potential. We utilize aerial images, digital topography, and GIS applications to evaluate the projects feaseablity and functionality.

TOPOGRAPHIC SURVEYS

• This type of service is needed when a developer, engineer, or contractor needs to evaluate the existing ground conditions of a project site so that an accurate model of the site can be used to construct new buildings, utilities, streets, and drainage. This not only provides the client with useful information but ensures that the proposed surface or sub-surface structure will function as it should and helps to instill uniformity to a project area.

OIL & GAS WELL LOCATIONS

• BLM is the regions "go to" company for oil well locations. In order for a contractor to drill he/she must obtain an application for permit from the State of Kentucky. A locative survey of the proposed site must be conducted by a licensed land surveyor and submitted to the Department of Mines & Minerals for consideration for a permit to drill. BLM is equipped with the latest in GPS, Robotic & Conventional technology to offer our clients the most accurate location possible, both spatially and vertically. We understand the importance of sustaining a collectively accurate database of information to maximize the precision of the subsurface features targeted in this type of project. Custom maps developed to the clients specific purpose can also be generated using our powerful ArcMap GIS application.

MORTGAGE INSPECTIONS

• These services are needed when a lending institution needs to verify the conditions of a subject parcel so that they may evaluate the parcel that is being mortgaged. This includes verifying the location of the structures, improvements, utilities and any right-of-ways, easements, or encroachments relative to the subject parcel boundary.

CONSTRUCTION LAYOUT

• Contractors, architects and engineers sometimes utilize the services of surveyors to take plans consisting of buildings, infrastructure, utilities and grade work, tie them to an existing parcel boundary and locate them on the ground. This ensures that the proposed project is constructed correctly relative to each feature and enables the project to get completed on time and budget.

AERIAL CONTROL

• Using the latest in GPS technology points are placed strategically so that a Photogrametric Survey can use these points to correlate an aerial image or topographic lidar points to coordinate system for accurate mapping applications.

ALTA/ACSM LAND TITLE SURVEY

• This type of high order comprehensive survey is needed when a title company or lending institution is requesting a survey to verify the boundary, improvements, structures, utilities, flood zone information and all very pertient information to the subject parcel so that the survey exception can be removed from the title insurance poliy. This is a very important type of survey that can help protect a cilents investment.

ELEVATION CERTIFICATE

• An elevation certificate is needed when attempting to remove a parcel from a FEMA Flood Hazard Mapping Zone. If property owners wish to ammend such, a Letter of Map Amendment (LOMA) or Letter Of Map Revision (LOMR) must be filed in order to remove a building from a SFHA (Special Flood Hazard Areas).
